Crawlspace Evaluations and Reports

Being aware of the conditions within the crawlspace can be extremely important in assuring that the home is not experiencing any unforeseen problems that could potentially compromise the structure, efficiency, and safety of the home. Common issues frequently found present in the crawlspace are typically moisture related - this can range from standing ground water and water intrusion from wet weather conditions, to excessive humidity levels in the air creating dampness and condensation. These conditions left undetected or untreated can often result in unfavorable effects such as: Mold and fungal growth; Bacteria and allergens; Rot and decay of the flooring and support system (beams, joists, subfloor); Pest infestation; Damage to pipes, wires, and ductwork; Odors; Dampness and decrease in comfort within the living space; And reduced air quality throughout the entire home.

What is included in our crawlspace evaluation:

  • Site visit for a thorough inspection and assessment of the crawlspace

  • Documented report with pictures (if possible/accessible) identifying current conditions and any visible* problems observed at the time of inspection

*Some hidden problems may not be identified due to limited accessibility or visibility from obstacles (areas that cannot be accessed because of extremely limited space or excessive standing water, objects such as insulation or debris covering mold staining, damage, leaks, etc.)

  • Recommendations on how to address any identified problems

  • Corresponding estimate listing and pricing all recommended services we are able to offer to help treat problems and improve conditions​

*Please note, access may be limited due to extreme conditions - excessive standing water, limited mobility/space, hanging/uncapped/exposed wires, etc...

For a Homeowner

If you are a homeowner and you are unaware of the conditions in the crawlspace, and you would like some professional insight as to whether your crawlspace is experiencing any of these problems or if anything needs to be addressed, an inspection of the area can be very beneficial in letting you know what (if any) problems are occurring, and how they can be treated to assure you that your home is being properly maintained.

*These inspections and reports are billed separate from an estimate of recommended/requested services.

Buying or Selling a Home

If you are buying or selling a home, these inspections can provide the necessary information needed to identify any problems currently existing in the crawlspace, how they can be addressed, and determining the cost of repairs in order to proceed with the closing process.

As a homeowner selling a house, it is a good idea to have a professional crawlspace evaluation conducted prior to listing the property and before a home inspection in order to quickly identify and address any issues before a home inspector reports them, which can delay the transaction and potentially result in a sale falling through.

As a buyer looking to purchase a home, having this assessment done after any issues are reported by a home inspector will help further identify and elaborate on what problems are currently present in the crawlspace, and provide you with the information on what can be done to remedy them and how much the repairs will cost. Many home inspectors have a general knowledge of what to look for and will document what they can on their findings, but some are unfamiliar and not completely up to speed with how to properly service or maintain a crawlspace, as it is a completely unique and different entity compared to other areas of a structure. It is also not in their profession to offer solutions and costs of solutions, whereas a crawlspace professional will have a better understanding on how to isolate particular problems, treat these problems, and price necessary services so that you will have an idea as to whether or not it's worth your investment, and how to plan and budget if you decide to move forward.

****ALL REAL ESTATE TRANSACTIONS WILL REQUIRE AN INSPECTION & REPORT, AND WILL BE SUBJECT TO AN INSPECTION FEE. This will include a site visit for a thorough inspection of the crawlspace, a report documenting our findings of the conditions and any problems we are able to locate at the time, and a corresponding estimate with pricing for all recommended services we are able to offer to help fix the issues.

 

Payments are required in advance prior to scheduling inspections, and includes the evaluation report and estimate of recommended services.

Estimates will not be provided without an evaluation report for any real estate transaction.
